SUMMARY:
A pool, a ground floor gymnasium, a library, and a new steel floor addition housing an all glass Penthouse are some of the features that were added to this 314,000+ SF TriBeCa gut/rehab project. Major structural demolition was required for the installation of a lightwell, as well as a masonry core for the new penthouse elevator. This “Little E,” Landmarked, Cast Iron, 105-year-old structure presented some very difficult design problems. In addition to what some might call one of the most difficult gut/rehabs in NYC, Hurricane Sandy almost delivered a death blow just three weeks before the first TCO by flooding 30,000 SF of mechanical equipment in the cellar under eight feet of salt water. New switchgear, fire pumps, as well as a multitude of other mechanical equipment, did not stop New Line structures from obtaining the first TCO three months later.
