31 East 74th Street is located on Manhattan’s Upper East Side at the corner of Madison Avenue and East 74th Street. This high-end residential condominium building consists of a group of eight historic brownstone townhomes, six five-story, turn-of-the-century row houses (formerly owned by the Whitney Museum), and two townhouses — combined and restored. The 97,000 GSF, eight story structure includes 15,000 SF ground floor and lower level retail space as well as a sub-basement. During construction the facades needed to be braced with large steel bracing frames while the existing infrastructure was completely demolished, and a new superstructure reinforced concrete building constructed and tied to the exterior facades.
